Sora at Spring Quarter is a new residential tower located at 1000 Spring Street. In the heart of the Midtowny communit of Atlanta, the project creates a walkable and pedestrian-scaled retail environment at the street level and steps back from the street to preserve views of the old H.M. Patterson & Sons-Spring Hill Chapel, an architectural landmark.
The 30-story residential tower wraps around a scaled down parking deck with plenty of bike parking and electric charging stations. The design blends the historic context of the area with contemporary, luxurious details in the residential units, engaging storefronts, and expansive retail. Unique multifamily amenities help the complex stand out among competitors in the area. These include the city’s first residential infrared sauna, party rooms, multiple fitness studios and pools, as well as a media room for listening to records.
Views are paramount in the design. As residents and visitors work their way up the tower, they can experience views across Midtown and Georgia Tech to the nearby Buckhead community and downtown Atlanta. By respecting the historical significance of the site, Cooper Carry has created a new landmark that connects the past to the future and people to place.
The residential tower was completed in January 2024, and, according to the Atlanta Business Chronicle, Portman Holdings was able to "... lease it to 97% within the first year, a speedy pace in Midtown Atlanta in the face of a major influx of new apartments." The project received the Atlanta Business Chronicle 2025 Best in Real Estate Award, Residential category.
