The Mastic Beach Master Plan project exemplifies proactive collaboration between the Town of Brookhaven and Beachwood Homes Developers to revitalize their downtown area through a mixed-use development. The goals of the project are to eliminate blight, foster growth opportunities, encourage economic revitalization, and establish a pedestrian-friendly development featuring high-quality architecture, placemaking, and landscaping.
Situated at the intersection of Commack Road, Neighborhood Road, and Mastic Road, the study area holds great potential to become a prominent destination for the Town of Brookhaven and the Mastic Beach, New York, area. Its strategic location offers convenient access to various regional access points and amenities. The area is a mere 15-minute drive from the Mastic-Shirley MTA station to the North and Fire Island to the south. Manhattan residents can easily reach it via the LIRR system, and Hampton Beach is just a short 30-minute drive from the east.
To undertake the master planning effort, Beachwood Homes hired the expertise of Copper Carry's team. Our responsibilities included creating a transect plan that outlined different density distributions within the area, developing a vision plan with a development summary, devising a parking plan encompassing parking distribution and right-of-way cross sections, and integrating pedestrian-safety and place-making elements. Furthermore, Cooper Carry's team helped Beachwood Homes and the City of Brookhaven craft the regulation plan, which defined the form-based code for the area.
