Case Studies in Multifamily Amenity Design | Multi Housing News | Oct 2021

The integration of the grocer into a luxury apartment community created some challenges. First, Cooper Carry, the architect for the project, had to sit down with the grocer’s design team and study how to meet their needs in terms of square footage and mechanical systems. Since the apartments are stacked over both garage space and the grocery store, decorative metal screens were installed to hide the garages, and the grocer’s branding was affixed to them. Award of Merit Renovation/Restoration: The Foundry | ENR Mid-Atlantic | Oct 2021

An ambitious plan to transform a 50-year-old, 13-story office building into a 16-story, mixed-use residential development was nearly stymied at the outset when asbestos was discovered in nearly half of the interior walls as well as in the sealant used to glue drywall to columns. Adding resources to handle the expanded abatement work avoided what might have been a two-month delay in completing the project. The structure was then improved by strengthening more than 250 columns and adding shear walls and steel moment frames to support the addition of three new steel framed floors as well as the new precast facade. ... Cooper Carry is the architect behind Midtown Union and the firm conceived a stunning biophilic design strategy for the office building, incorporating such features as floor-to-ceiling glass that serves as both an aesthetically pleasing element and a portal for natural light. However, with the emergence of the pandemic MetLife and Granite worked with the architect to create a timelier design theme for the office building: health and wellness. In addition to the outdoor meeting and workspaces originally planned, like the 12,000-square-foot landscaped outdoor amenity terrace, the Midtown Union office building will now include clean air technology, motorized revolving entry doors, touchless fixtures in restrooms and a smartphone-controlled destination dispatch elevator system.
