Modera Decatur is a residential community located in downtown Decatur, just minutes from a nearby metro station that takes residents into the heart of Atlanta and the surrounding suburbs.

The above-podium, five-story, wood-framed construction building features 194 units, mostly one and two bedrooms, and 24,000 square feet of street-level retail wrapped around the cast-in-place parking deck. The sleek façade features the unique use of Norman brick, which is longer than traditional brick, as well as elements that project in and out of the building face to create a distinctive form that relates to the surrounding context. Locally inspired murals complete the façade and further connect to the heart of the area.

A complex urban site, our team was challenged to accommodate the various grades across the development as well as the need to provide fire walls to accommodate additional height. A high-water table limited the depth we could depress the parking, so we had to be extremely efficient with space in order to meet the zoning and project requirements.

The building takes amenities to the next level. In addition to a two-story fitness center, there is a spa-like sauna and steam. A resort-style pool; two-story club room open to the corridor with kitchen; dog spa, and rooftop deck with grills, a fire pit, and views of downtown Atlanta is offered. Co-working spaces with leasable private offices round out the amenity spaces. The project achieved NGBS silver status.
