Located amid the bustle of Las Olas Boulevard in the central business district of Ft. Lauderdale, Florida, The Main Las Olas is an upscale vertical, office-anchored mixed-use development. The Class A office tower is a streamlined space, with high-performance floor-to-ceiling glazed glass windows and doors that offer views and connectivity to the street and the associated street-level retail. The exterior RGBW LED lighting allows the property management team to alter the exterior lighting color palette to support various themes during the year.

In December 2022, The Main Las Olas reached full office capacity just two years after receiving its temporary certificate of occupancy in the midst of a full blown pandemic.

Wellness was a priority in the design, with touchless front-entry common areas, entrance, and elevator systems, as well as MERV13 air filtration systems with bi-polar ionization. There is a tenant amenities suite on the first office floor, located nine stories above the street. This provides flexible workspaces as well as huddle rooms and casual living room-style lounge areas, so users can change where they work as their energy evolves throughout the workday. Remote work is also facilitated in the amenity-level conference rooms via integrated screens and technologies. The office tower shares an adjacency with the Class A multifamily building Novo via complementary street-level retail and structured parking podium.

Novo includes 330 apartment units, varying in size from studios to one, two, and three bedrooms, with a contemporary style, gourmet kitchens, and views toward the ocean. The building features a sky-park level with a resort-style pool and outdoor living areas overlooking downtown. Pet-friendly options include an indoor dog run and grooming spa. A state-of-the-art fitness center, full-time concierge service, and automated package lockers are just some of the additional bespoke amenities.

The mixed-use development offers access to several retail and grocery options on the boulevard, with prime access to the connected GreenWise Market on the street level. The overall development was designed and constructed to the Broward-Dade County hurricane code, and the office component of the larger project is LEED Gold.
