Located in the unique Germantown area, Modera Germantown Phase I & II brings two major offerings to the area for a total of 800 units, ranging from studios to three bedrooms. The first phase of this project features a single large building, designed with different techniques and textures to make the appearance more approachable and pedestrian friendly. We used an array of materials, such as premium metal panels, brick, and fiber cement to satisfy the rigorous zoning requirements and enhance the façade.
Public amenities are ample and include access to a greenway for walking along the Cumberland River. A public dog park is also available, as well as retail, surface parking, and outdoor dining spaces which welcome visitors to the Phase II complex.
Within the buildings, amenities include luxury clubhouses, leasing, co-working, and rooftop indoor and outdoor viewing decks. The interior style of Phase II, also designed by Cooper Carry, is Zen meets modern with a combination of nature-inspired hues, including serene greens and oaky beiges, contrasted against geometric designs and illuminated neon. Biophilic references are also present, and the complex features three courtyards to maximize connections to nature.
The first phase of Modera Germantown is set to open in 2023, while the second phase is planned for 2025.
