Lighthouse Point – New York

Lighthouse Point is a historic site in the St. George neighborhood on Staten Island that previously manufactured lighthouse lenses and stored lamp oil for the entire northeastern seaboard. Triangle Equities and the New York Economic Development Corporation (NYEDC) are leading a public-private partnership to develop the site into a transit-oriented, mixed-use development with residential and commercial uses. Cooper Carry collaborated with Garrison Architects for the design of the project and to realize the partnership’s vision for a thriving business and residential hub.

Currently under construction, the first phase involves a new 16-story mixed-use building with offices, residential, retail, and a parking structure. The second phase plans call for a new 180-key hotel as well as renovating and converting five historic structures listed on the National, State, and City Register of Historic Places.

Adjacent to the National Lighthouse Museum and the main terminal for the Staten Island Ferry, Lighthouse Point connects to the ferry parking and pedestrian systems. The design team incorporated a terraced park, waterfront esplanade, and plaza to promote pedestrian traffic among all the buildings within the site and connect the development to the waterfront. This pedestrian linkage becomes the home of the new retail district that activates the area and energizes the St. George waterfront.
